But one of the most valuable things I can do for someone is help them figure out that right now might not be the right time to buy — and then help them find a solution that actually works for where they are today.
That's exactly what happened with a young family I recently worked with in Ajax, Ontario.
The Situation: More Space Needed, But the Numbers Didn't Work
This family came to me with a common problem. They had outgrown their current living situation and needed more space. They also owned an investment property in downtown Toronto that was currently tenanted and generating rental income.
On the surface, the plan seemed simple — sell the downtown property, use the proceeds, and buy a bigger home in Durham Region. But when they ran the numbers, selling just didn't make sense right now.

- The ability to hold their investment property downtown until the timing is right to sell
- A clear plan to revisit buying in Durham Region in a few years when the numbers actually work in their favour
