A few weeks ago, this family sold their first home in Whitby's Blue Grass Meadows community. Not because they had to. Because they wanted to know exactly what they had to work with before buying next. No guessing, no carrying two mortgages, no hoping the numbers lined up.
Today they closed on Bridgid Dr, in Whitby's highly sought-after Williamsburg neighbourhood.
The Plan, Continued
If you followed along with their first sale, you already know the approach: sell first, know your number, then shop with confidence instead of hope. That home moved fast and landed close to asking, which is exactly what gave this family the room to move on Bridgid Dr with a clear head instead of a stretched budget.
This is what that plan was always working toward. Not just a sale. A landing spot.
What Selling First Bought Them
Williamsburg wasn't a stretch goal, it was the plan working as intended. This family moved from Blue Grass Meadows into a home that's walking distance to great schools and to grandparents who now get to see their two grandkids even more.
That's not a small detail. That's the entire point of doing this the responsible way. When you know your number going in, you're not just chasing a house, you're choosing a life for your family, close to the people who matter to them.
Living in Williamsburg
Williamsburg sits in north Whitby, bordered roughly by Highway 4, Highway 412, Dundas Street West, and Brock Street North. It's one of Whitby's newer, family-heavy communities, built out mostly through the 1990s and early 2000s, with around three-quarters of homes single-detached and the rest a mix of townhomes and semis. It's a community people move to and stay in: family households with children make up the large majority of who lives here.
Green space is genuinely well built out. The neighbourhood has 10 parks and roughly three dozen recreational facilities between them, including playgrounds, basketball courts, ball diamonds, sports fields, splash pads, and tennis courts. Baycliffe Park, known locally as the "Rocketship Park," is a neighbourhood favourite with its rock wall and climbing features, and there's a BMX bike path for older kids. A short drive south, Heber Down Conservation Area adds 284 hectares of trails and green space to explore.
Families here have access to 12 schools between public and Catholic boards, with French Immersion, gifted, Advanced Placement, and IB programs available depending on the school. For day to day life, there's a plaza on Brock Street North and a Walmart Supercentre plaza nearby covering most everyday errands, and Whitby GO Station gives commuters a straightforward run into Toronto in around 50 minutes.
What This Means If You're Planning Your Own Move-Up
If you're sitting where this family was, needing to sell before you can move on the home you actually want, a few things made this work.
Selling first tells you your real number. You shop with confidence instead of hoping two deals line up.
A strong first sale funds the second move. A clean, well-prepared sale that lands close to asking gives you the room to be decisive when the right home comes along.
Location decisions matter as much as price. This family didn't just buy a bigger home, they bought proximity to schools and to family, which is worth factoring into your own move-up plan just as much as square footage.
